Thinking about buying a home?
Maybe you're ready for a home of your own, need a little more space, or are looking for something different. Or maybe you've been looking at houses online for months and are finally ready to start making a move.
Whatever brings you here, I'd love to help you find a place that feels right for you.
Buying a home is a big decision, and there's quite a bit to think about along the way. But you don't have to have every detail figured out before we get started.
That's what I'm here for.
Before we start looking at houses, I'd like to get to know a little more about what you're looking for.
What's making you want to move? Is there a particular area you'd love to live in? Are you hoping for more space, less maintenance, or something you don't have in your current home?
We'll also talk about your budget, your timeline, and anything that's especially important to you.
I don't want to just send you listings and hope something catches your attention. I'd rather understand what you're looking for so we can spend our time finding homes that actually make sense for you.
This is one of my favorite things to talk about when we first get started.
There's usually a difference between what you absolutely need in a home and what you'd really love to have.
Maybe you need three bedrooms, a certain school district, or a home office.
But you'd also love a big kitchen, a walk-in closet, or a finished basement.
We'll talk about all of it.
And here's something I've learned over the years: sometimes what you think you want changes once you start walking through houses.
You may discover that something you thought was really important isn't quite as necessary as you expected. Or you might find a feature you hadn't even considered.
That's all part of the process, and I'm happy to help you work through it.
Before we get too far into looking at homes, I want you to have a good understanding of what you're comfortable spending.
And I don't just mean what a mortgage lender says you qualify for.
There's a difference between being approved for a certain amount and actually wanting to make that payment every month.
Along with your mortgage, you'll have property taxes, homeowners insurance, utilities, maintenance, and possibly homeowners association fees.
I want you to love your home, but I also want you to be able to enjoy your life outside of it.
We'll talk about your price range, and a mortgage lender can help you understand what your financing options look like.
Just because you're approved for a certain amount doesn't mean you have to spend it.
Yes!
Getting preapproved helps you understand what price range you may qualify for, what your estimated payments could look like, and how much money you may need upfront.
It also puts you in a better position when you find a home you want to make an offer on.
The last thing I want is for you to fall in love with a house, only to find out that the financing doesn't work the way you expected.
If you don't already have a lender, we can talk about what to look for and what questions you should be asking.
And remember, a preapproval isn't a final loan approval. There are still steps your lender will need to complete once you're under contract.
If you've never bought a house before, I don't expect you to know how everything works.
You may have questions about down payments, closing costs, inspections, or what happens after your offer is accepted.
That's perfectly fine. I'll explain the process, answer your questions, and make sure you understand the decisions you're making along the way.
Whether this is your first home or your fifth, I want you to feel informed and comfortable with your purchase.
Once we find a home you're excited about, we'll take a closer look before deciding what to offer.
We'll review what similar homes have sold for, talk about the property's condition, and discuss what I think would be a reasonable offer based on the market.
I'll explain the terms of the offer, any contingencies, and what happens if the seller accepts, rejects, or counters.
And once you're under contract, we're not quite finished yet!
There may be inspections, an appraisal, financing requirements, and other things to take care of before closing.
I'll help you keep track of what's happening, explain your options when decisions need to be made, and make sure you know what to expect as we get closer to closing day.
I've spent nearly a decade in real estate and over 20 years working in construction and project management.
That combination of experience has taught me to pay attention to things that aren't always obvious when you first walk into a house.
It's easy to get excited about beautiful countertops, new flooring, or a freshly painted room. And those things are great!
But I also like to look beyond the finishes and pay attention to the overall condition of the home, the work that's been done, and anything that might deserve a closer look.
That doesn't replace a professional home inspection, of course, but it does help me ask questions and point out things we may want to investigate further.
I want you to be excited about the home you're buying, but I also want you to feel good about the decisions you're making.
Whether you're ready to start touring homes or you're preparing to begin your search, I'd be happy to help!
We can talk about what you're looking for, your timeline, and the steps to take before finding your next home.
