Going through a divorce is difficult enough without having to figure out what to do with your home, too.
Maybe you've already agreed that selling is the best option. Maybe you're still trying to decide what makes sense. Or maybe you just have questions about how the whole process works.
Whatever your situation, I understand that this isn't always a typical home sale.
There may be emotions involved, difficult conversations, and decisions that aren't easy to make.
My goal is to help you navigate the real estate side of things with patience, clear communication, and a plan that makes the process feel a little more manageable.
One of the first things we'll talk about is what's happening with the home and what decisions have already been made.
Have you both agreed to sell? Is there a timeline you're working toward? Are there questions that still need to be worked out with your attorneys?
Not every situation is the same, and I don't expect you to have all the answers when we first talk.
We'll start with what you know, discuss the real estate decisions ahead, and figure out what steps make sense from there.
This is something that can come up when selling a home during a divorce.
You may have different opinions about the asking price, repairs, showing arrangements, or when the home should go on the market.
I understand that these conversations aren't always easy.
My role is to provide clear information about the housing market, explain your real estate options, and help the transaction move forward within the decisions and agreements that are in place.
When legal questions or disagreements arise, those are matters to work through with your attorneys.
I want everyone involved to understand what's happening and what to expect, while respecting the representation and communication arrangements established for the sale.
Determining the home's value is often one of the most important parts of the conversation.
I'll put together a Comparative Market Analysis, or CMA, looking at similar homes that have recently sold, properties currently on the market, and what's happening in your neighborhood.
We'll also consider your home's condition, location, updates, and features.
I'll explain what the numbers are telling us and provide my recommendation for a realistic asking price.
My approach to pricing is the same regardless of the circumstances: I believe in pricing a home correctly from the very beginning.
The goal is to make decisions based on what the market supports, rather than what either person hopes the home might sell for.
If a formal appraisal is needed for legal or financial purposes, that's something to discuss with your attorney or other appropriate professional.
Sometimes a home needs a little attention before going on the market.
Maybe the flooring is worn, the paint could use refreshing, or there are repairs that have been put off.
But before anyone starts spending money, I'd like to take a look at the home.
With nearly a decade of experience in real estate and over 20 years in construction and project management, I understand what goes into maintaining and improving a property.
I can help identify which improvements may be worth considering and which expenses might not make financial sense.
And when you're already dealing with the expenses and decisions that can come with a divorce, I think that's especially important.
I don't want you spending money on improvements unless there's a good reason to.
We'll discuss how showings will be handled, how offers will be reviewed, and what to expect as we move toward closing.
I'll keep track of the important dates and explain the steps along the way.
If an offer comes in, I'll help you understand the price, terms, financing, and any conditions that could affect the sale.
And if something unexpected comes up, we'll talk through the real estate options and determine what needs to happen next.
My goal is to keep the process organized and communication as straightforward as possible.
This is an important question, and one that should be discussed with your attorneys.
The proceeds from the sale may be affected by the mortgage balance, selling expenses, existing agreements, and any applicable court orders.
While I can help explain the real estate transaction and the expected selling expenses, I don't determine how the proceeds are divided.
We'll make sure the appropriate professionals are involved so those decisions are handled correctly.
If you're going through a divorce and wondering what to do with your home, it's okay to start with a conversation.
You don't have to be ready to list the property or have every detail worked out before asking questions.
I know there may be a lot going on in your life right now, and my goal isn't to add more pressure.
I'm here to help you understand the real estate process, know what your options are, and take the next steps when the appropriate decisions have been made.
